BLACK BEAR SIGHTINGS IN FMA HAVE BEEN FAIRLY COMMON OVER THE LAST FEW YEARS. THE LATEST WAS 2 WEEKS AGO AT 493 FAIR PARK DRIVE. PLEASE KEEP PETS ON LEASH/IN SIGHT.

2 CABINS ARE FOR SALE - 535 FAIR PARK DRIVE AND 170 FAIR ACRES LANE WHICH IS LISTED ON ZILLOW.

PATCHING OF THE ROADS AND SOME CULVERT REPAIR IS PLANNED THIS SUMMER. PLEASE WATCH OUT FOR CONES AND WORKERS.

Governing Documents

Declaration of Restrictions
FMA is governed by our Declarations of Restrictions which were recorded July 1, 1993. They list the requirements for living in FMA such as requiring a minimum building size of 1200 square feet on one lot. It also authorizes the formation of a Property Owner's Association to 'establish reasonable assessment charges for road maintenance".  Two Amendments have been attached to the Declarations:
1. Adopted the Chapter 47F of the General Statutes of North Carolina, "the North Carolina Planned Community Act".
2. Removed the restriction which precluded a tent or tree house from being placed on any lot or tract.

By-Laws
FMA is managed by its By-Laws and the North Carolina Planned Community Act (NCPCA). The NCPCA provides detailed guidance for community management and in most cases supercedes the By-Laws but ocassionally defers

The ruling document for community management. It was adopted by the Declarations on November 3, 2010.

Rules and Regulations
     
 
NCPCA paragraph 47F-3-102 empowers the Property Owner's Association to adopt Rules and Regulations for things not covered elsewhere, ie leash law, noise regulation etc. In December 2015 a rule was passedby majority vote requiring "no farm animals such as horses, cows, goats, pigs, chickens and turkeys shall be kept or maintained on any Lot or in any dwelling."
